I cant relate at all...my property taxes are $390/year.

Here once you reach 65 or are disabled your property taxes are locked. So ours will not go up no matter how high the property is appraised at. On the down side if values tank your taxes don’t.

welcome to club boofoo. same shit happened to me in 2016. builders valued the property super low. Guess what...the year after, they re-evaluated, and got butt ****ed by the county assessor. Not really a way around it, they can value it however they see fit. Good news is, you get a larger tax right off. welcome to america.

My neighbor was the chief appraiser until she retired, she's the one who told me to bring an attorney no matter what, but I probably should take that with a grain of salt as nothing that couple does makes sense to me. We live right across from the Police station and he will be spraying weeds in his yard of crushed granite, with one pistol in a shoulder holster, and one on his hip. o_O


I'm sure every county is different but for me you go before the Appraisal review board, which it's members who have nothing to do with operations of the Appraisal district, and only have authority over the protests and in my experience are very fair and impartial. I wanted to know why they are comparing my house to nothing near me, but houses on a random road 7 miles away, and they couldn't. They agreed to lower it then asked if I wanted to continue or was I happy, I said hell ya I want to continue and got it lowered more. I brought every document I could find, and pictures of my house and the houses they based mine on, a blown up map showing the distance to the houses they got my value from, instead the houses close by.

Every January they take images from google earth and look for new structures or anything they can find to tax you on

The reason for the drastic increases locally is the county wanting a piece of Chip and Joanne Gaines pie, but they don't share.

The builders for us were up front and we're not blind either. We know that the undeveloped lot was valued at $300k but knew that within a year the county would catch up to our sell price. Once that happens our escrow account was already funded to cover those extra taxes.

SALT write-offs are capped at $10k if you have over $24k (married) to itemize your deductions.

A few months back we got a loan to buy a second home by using some equity. The bank appraiser said our home was worth x amount. The county reassessed our home a few weeks after and they said it is worth $9k more then what the bank said. This translates into around a $180ish in increased taxes for our home. Not sure if I want to try to fight it or not.

I pay just over $12k per year, and they are expected to go up $12-1800 next year.

Present FACTS. generally no need for an attorney. but KC may be different. All that land I own in north central MO total taxes are less than 200 bucks a year.

Look into what it takes to have it zoned agricultural. you probably have enough land there for a cow or two, or some chickens.

My property taxes are just under 5k a year. Thankfully I turned 65 this year so I will get my usual homestead exemption, and the biggest portion of them won't go up again.

You should feel fortunate that they've only raised that much. Ours have gone up $30,000 in 3 years. New construction. Like others have said, I believe our assessed value is much less of market value. Haven't had it appraised, so not 100% sure what it's actually worth.

My assessed value, which my taxes are based on, has gone up 30k in 3 years. We are in a low property tax (reason we built where we did) area so it's not that much of an increase in what we actually pay. I looked into it, and for some reason we got an increase in exemptions, so my tax bill was actually lower in 2017 than 2016 with a higher assessed value. Gotta love the government.

Without an actual appraisal of our property, I'd guess our assessed value is about 20% less than fair market value.

Gotcha. I bought my house in 2014 and values have gone up almost 100k. Thankfully my taxes have only gone up about 700

Where i live, the assessed value is usually much less than the appraised value. Just as an example, I put a huge addition (2500sq ft) onto my house and then got divorced a year later. Prior to the addition, the assessed value was $280k. They reassessed it a year after I got divorced and it was at $550k. When I got divorced I bought my ex out of the house, which required an appraisal. I had two people appraise it, knowing they’d appraise it low, at $800k. So when I got my taxes doubled, there was no way I could complain.

That being said, my father has been successful 3/3 times in fighting increased taxes in his city, by proving his house needs serious repairs, and is not worth what the city claims it is
