Can you tell me more about mechanic liens? I know that these are common among commercial contractors. Are they common among auto mechanics? Can I buy them from lien holders?
They do happen from time to time. I have placed one on a car when the owned failed to pay us for the work they requested. We sold it for the amount that was owed to us.

I've worked with a German commissioning engineer who is a little rough around the edges. He doesn't seem to care what customers think of him So, I asked him the other day if he had a filter on him, and told me the other day that if a customer doesn't like him or what he is doing, or saying, he'll just leave. He answered my next question without me even having to ask it. Lol

I called the real estate agent a piece of shit, fraud and thief. I didn’t realize it was the GCs daughter. WHOOPS! I’m not wrong though. Their trade is literally useless in today’s world.

Right? What is the point of real estate agents anymore? Hasn't Zillow/Redfin/Etc rendered them obsolete? Buyers agents, sellers agents? Whats the point of either of them? What, you're gonna get 3% as my agent for showing me the same houses I already knew were out, for calling and getting the lockbox code from the selling agent, and showing me the place I already looked at from the ad?

I bet less than 1% of the homes we've looked at has been well-represented by the pictures. The lengths people go to by editing the pictures of the house is stupid and a huge turn-off for potential buyers.

Agents still play an important role in selling a home--yet I still try to avoid them like the plague.

I have found that GC’s are the businessmen and don’t want subs that think like businessmen. Most guys are afraid to push change orders because they will be lucky to get paid what’s owed pre change order.

We are in the middle of doing a lein on a Grand Marquis that a customer approved $23xx on then bolted. It turns out she bought the car and never got the title so she says she's not obligated to pay for the repairs. Lein's are a pain in the butt.

LOL, wow! I love how some people can go around buying things and thinking they feel like they do not have to pay for it.

The problem with getting a mechanics lien on most jobs is that the car isn't worth enough to justify the time and trouble. If the car was worth the money, the owner would come and pay and then try to sue you in small claims. Our biggest problem is with people who don't want to get the vehicle fixed and just abandon it in our lot. Last fall we had 6 of those that we wanted out before the snow flew. Local tow company gave us a deal on dropping them off at the owner's homes.

You did the right thing. It's always best to get the signature first. I sacrificed 120 man hours the last week before with good weather outside, working the crew inside so she could make a brochure. Most are reasonable, this one is wack.

Right?, look I’m easy to get along with but outside of my family the success and growth of my business is the single most important thing in my life. I have no problem adding things or moving things but I demand to be compensated for those outside my scope of work. It’s simple.

To wire a simple 2500 sqft 700k spec home costs the builder 16-18.5k. After I lay out my money and risk and tie up labor when everything’s done and paid I make 3 grand or so and this idiot waltz’s in and makes a few grand in changes and expects me to eat it? Yeah, **** off. I hate new residential. The margins suck.

Shit when we built our house to wire 7.1 instead of 5.1 for the 2 extra speaker wires it cost me $500 for $20 in wire and about 20 min to do 2 extra speaker wires. That is a killing. You are not able to wire nothing yourself when you have a builder build your house here.

As a GC, I completely disagree with this. I want all my subs to think like businessmen. I push them to think like businessmen. I'm growing my business, and I need them to grow theirs with me, or they are not going to be able to keep up with the work loads. I also don't care too much what they charge as long as it isn't way out of line and cost me getting a job. I do most my work cost plus so the more money they make, the more I make.

Not all General Contractors are created equal. I do a test my first time out. I pull back on my pricing, I even do a couple of things for nuthin. If they bitch at the bill, I say **** this guy.

I always try to make a point to tell the customer we need to diagnose the problem before just replacing the parts they want. That way if their diagnosis is wrong, we caught it. However if they dont want to pay diag I tell them I'll replace whatever you want but I can't be responsible if that doesn't fix it.

Had a guy call in one time asking for an extended warranty job to be done on his radio (bad resistor somewhere in the radio would kill it and it was covered by Honda as basically goodwill). I had just been reamed for diagnosing a common problem on the drive instead of getting it to the tech. I told the guy we need to diag, but if it was the known issue, Honda would pick up the bill.

He got a bit defensive, asked me why, and I basically told him if the radio got replaced, still didn't work and the tech found out it was a different problem and the original was fine that he would need to cover the labor.

Dude flew off the handle at me, called me names on the phone and said he would take his business elsewhere because I didn't know shit and hung up.

Lol Whatever dude. I'm not getting in trouble for that again. It only paid like .4 or something stupid through warranty.
