I LOVE the water. I've been boating forever lol. Right now I have a Seadoo 255 so a lake is a must. I love fishing as well.

did you say German, and BEER ? I'm all over that hahaha.

Any place to ride dirt bikes or atvs ?

Pick any road where I’m at.

But I think there is a place on IH35N
In that area.

Also a 60 mile away place is actually just around the corner.

The speed limits are also high

70-85 depending on road

Coast is about a 3 hr ride. Not much on it but.

Mustang Island. Drive on party.

Is flood insurance required in a lot of areas? If so, I probably don't care LOL. I found a few small mansions for $250-300k. Looks like really mild winters and real hot summers, which is what I am used to.

If you’re in a floodplain flood insurance is mandatory and will be thousands of dollars. A lot of houses have flooded that never flooded before or are not in a floodplain. However I am not in a floodplain and my flood insurance is $482 a year. Compared to others around houston who’s insurance is now upwards to 10k a year.

Just be careful and check the floodplain. Over the last 5years or so there have been some bad floods north of SA and west of San Marcos/New Braunfels. Good luck and happy house hunting.

When it rains it pours out there. I'll keep that in mind. Our realtor is my wife's cousin, so he knows all the SA area. Hopefully he will keep us in a good position when we buy.

have you heard of hwy 99? LOL...that shit is a death trap, and I drive it all the time. I think it's #1 deadliest in the nation.

No I don't. I'm not near any major bodies of water that could overflow my house and I'm not in a valley. Plus the coverage would only cover about half what my house is worth. The insurance is just to help in case of a flood when it doesn't get deemed a national disaster by the POTUS. When it's claimed a national disaster them FEMA funds step in.

FWIW I lived right up the street from the Gulf Of Mexico and made it through a hurricane with no flooding. Im currently right down from another body of water and no flood worries. It’s weird how it floods here

I feel ya man. **** insurance lol. Rat bastards been taking my money far too long. Side note....just mapped it out ....if I do it ...the drive it 1600 miles 3 days travel LOL....jesus christ FML

for sure man. I have a vacation place in FL. Its about to get pounded from a hurricane ....now THAT house needs good insurance.

My renters plan from USAA has me down for the max flood. I dont take any risk

Just in this area betweenmidland and my city

There were 24 deaths I think between these couple highways here in 11 days in July .

It’s insane due to the oil field
