I read through this info on polyurea polyaspartic flooring systems and it does note that "Polyurea polyaspartics are not the best systems to install over highly porous concrete with high moisture transmission." I'm not sure if my garage floor is considered "high moisture transmission" since it seems to be less noticeable except for the whiteish powder in a few areas. I would love to do my floor, though. I considered RaceDeck but don't want the hassle of pulling it up occasionally to clean the base.

Thanks, Brad. I should talk to a local installer and see what they think. I would LOVE to get it done. And since temperature isn't a factor with drying, I could still get it done this year. Hmmm.

Pete, $1100 for that floor is a great price. I have a regular 2-bay garage and was quoted from two different installers at around $2500 for epoxy.

Question. I haven't done mine because I have moisture leeching through the concrete in a few places. Not major moisture where the surface is wet, just the white powder building up. Can I still use a product like you used and be safe from the finish separating from the concrete? I noticed that in your steps, #3 was to apply liquid rubber membrane to seal the floor.

Honestly, that question is above my pay grade. I would consult a professional during the quoting process. Have em back it with a warranty. I don't wanna give an answer just to give one. I'm not 100% sure.

So I had a local company come out yesterday to give me a quote on a Polyaspartic coating. He tested the moisture content of my concrete and it was below normal. He said it was really my choice as far as adding a moisture barrier. The barrier would add another $800 to the job. Since I'm below normal, I'm leaning towards not doing the barrier. That put me at 4.75 a sq. ft. The company I chose has a high rating, which is a plus. I don't want to choose a company that I'm not comfortable with. They will use a floor grinder on the entire surface, and fill any interior chips and cracks.

I have a question, though. My concrete extends out beyond the garage door by about 3-4 inches. I have the option of taking the coating to the edge of asphalt driveway or to the edge of the garage door. The exterior floor extension does have a couple of larger chips. Here's a pic. The dark line is where the garage door comes down. There is a filler (sealer patch) strip where the asphalt meets the concrete. Opinions either way? It is possible that I might re-do the driveway (asphalt) in 1-3 years. It presently has a cut all the way across where a contractor had to remove a 10 ft. section to dig down and install drain pipes. Then that section was re-applied and the joiner strip added. I've never liked how it looks.

Id say continue it to the end if the slab. Yes it may fade, but at least it won't look like you did the job with the door closed and forgot to do the small strip on the other side of the door.

Liking all this info. I am about to do mine and looking for information. I'm in south GA, does anyone have experience with types of floors down here?

Mine hasn't faded Bob, but the apron outside of my garage door that's exposed to sun all day has a slight yellowing kinda of thing. Nobody else can notice it. I'll try and grab a picture later .

Our home has beige vinyl siding so I went with their beige/brown mix. Now I have to paint the garage interior before the installer comes on 10/22. It really needs new paint. The original white is really dirty.

You guys are killing me! I wanted to do my garage for years. I went with a polyurea base and polyaspartic clear and it was $6.80 a foot(ouch!)

New lights and outlets on the way to clean things up and cabinets are being discussed. But it really cleaned up the garage and tons of clutter is going in the garbage

@geoffmt, your floor came out nice. I'm doing the same coating on mine. The installers are here doing it as we speak. I'll post photo late afternoon when they finish. I'm really excited to see how it's going to look.
