No I got super lucky that the joist where the water came didn't rot.
The sub floor is glued down and nailed. The glue sealed the joist. There was a little mold on it that I scrubbed and killed.
I'm dealing with an old house now (circa 1780) where the 3/4" sheathing is all rotted in the corner. The ****ing gutter leaked for years apparently. I can just push my finger through it into the insulation. No bueno.
The customer says it doesn't look bad
Most people are clueless as to what's bad and what's not when it comes to stuff like this.
Don't get me started on the contractors I dealt with before I said F it and fixed my house myself.
I see she also dabbles in sandwich making.
Throw your stuff in her cart, "oh I'm buying mine, but no point in carrying it when I'm going wherever you are after you leave here."
I agree with this assessment. She's got at least another 20 years.
