Well we just bought a condo in Gulf Shores, Al. Been going their for years in the winter. Yeah it is a beach city and gets a lot of traffic in the summer. But this was an exchange for my LAST rental house in the PRK so need to make the move before they totally sink.

Ruidoso is a hidden treasure. I live roughly 3.5 hours from there. It is absolutely gorgeous there, if I had the money I’d live there. But to live there you have to be retired basically, not many jobs out there other than the casino.

But the summers aren’t too bad, the winters get a little hectic due to the snow and the roads suck, but spring and fall are stunning

If you don't mind giving up your guns, are a fan of post birth abortion, enjoy paying high taxes, and like cold and snow with a very short summer season, consider New York.

God I ****ing hate it here. But everywhere else I look seems to have its own unique problems too. More and more I'm thinking just sell everything, move to the islands and eat coconuts and maybe start smoking pot. For years everyone tried getting off Gilligan's Island. I'd be happier than a pig in shit there.

Pensacola, FL is nice. I lived there twice. Not too big either. Tendency for hurricanes though. I like the area between Jacksonville and Daytona.

Hurricane alley is definitely something to consider...In the past dozen years Florida has been hammered...as has areas above Charleston, SC. and Wilmington NC area.. NC is particularly prone due to their location. Fortunately Savannah -though hit with Michael and Irene has been relatively safe

Arizona is worth serious consideration. There are several master planned communities in the Phoenix area. There is one, in the west valley, that I would recommend. I believe it meets your criteria. Research a community called Verrado. There are many snowbirds here.

Arizona has very mild winters, has several lakes, and is only 5 hours from the California coast.

I'm originally from the east coast. I really like it here and don't think about moving back. I don't miss the rain, sleet, snow, ice, or humidity.

Phoenix is really getting jammed up with people, though.

Perhaps, but the area that I am talking about is on the far west side. It is located outside the 101 and the 303. The area is growing, which is a good thing.

Which islands? MaryAnn and Ginger aren't there anymore so you need to carefully choose.

Been looking at Tyler TX, just not into worrying about the whole hurricane thing. Seems to be reasonably priced as far as I can tell.

They have winter. No good.

Gulf coast of Florida gets less hurricanes than the east and up by Jacksonville gets cold. No good.
Try this: Move to Vegas where gun laws are pretty lax. Buy a condo in the San Diego area which is roughly a 4-5 hour drive away. One hour flight. I know you're anti-Cali but San Diego has a decent Republican presence due to its strong military presence. And San Diego weather is to die for. So live in Vegas 6 months and a day to take advantage of tax laws and the rest in San Diego where you can boat and have the salt you desire.
