Because this thread is to good to die. Just finished up this customers garage cabinets. This place has: Garage Floor drains, Gas Heater, Hose (hot+cold water), Stationary tub, Work top, Drawers for tools. Cabinets for storage. Everything a car guy need during the long awful winters.

Mine is a standard 3 car and isn't pretty by any means but it sure is functional. I've done about everything you can think of in this garage...

Got a bunch of stuff tucked inside of it.
  • Completely crammed full 3 tier box that I'm out of room in
  • 3 1/2 ton floor jack and stands, etc..
  • Awesome old industrial grade 220v compressor that I inherited from my Dad. He bought from a local factory that was getting rid of some extra stuff... have no idea what it actually is or how old it is but between the two of us it has run flawlessly for us for 20+ years and we never have to maintenance it. 100 foot hose reel to accompany it that reaches anywhere in the garage.
  • 50,000 BTU heater that I've got setup on LP right now because I'm too lazy to run the natural gas line. My garage is insulated really well to the point that it can be 30 degrees out there and if I run the heater for 15 minutes, it will warm the garage to the mid 60's and I won't have to run it again for several hours. In 3 years I haven't gone through even a single tank of LP. Hugely recommend this for anyone in cold climates, was a great investment.
  • Standard creepers, roller seat, transmission jack, engine support bar
  • Wall mounted tire-rack
  • Stereo - what garage would be complete without that?
  • Wall mounted 50 foot retractable light and extension cord reels
  • Hobart Handler 140 welder
  • Bendpak 2 post was the most recent addition. I paid my dues and worked on cars for 15 years laying on my back, finally got tired of it and bit the bullet and bought the lift this past summer. 10,000% worth it. I also did a high lift garage door conversion and a Liftmaster 8500 opener to accommodate the lift. I bought everything for the conversion online and did the work myself. Did it in an afternoon and was over $1000 cheaper than the local door company wanted.

What's the average cost of let's say a decent size 2 or 3 car garage w/plenty of room for a lift & work space these days? Getting annoyed with looking for the right house w/the right garage so thinking maybe buy a nice one without then build my own garage if it's not cost prohibitive. I wouldn't be doing any of the labor myself.

I'd encourage you to head over to garagejournal.com and spend some time checking out some of the builds there. There are a ton like what you are describing and folks over there cover the details, including cost very well. It would be a great place to pose your question and get a more accurate answer.

Fair warning, that site will completely suck you in. It's a great community with a ton to offer.

Pressure washed out the garage last night, still gotta install cabinets epoxy floor and a benpack lift in the near future. When I built the house I ran power for the lift in the ceiling as well as air line so I don’t have to drag a hose all over the garage.

How tall are you ceilings? Looking at doing this in my 3 car.

They're just over 10', right around 10'3". I'm on the taller side at 6'4" so I can't stand under the lift with some cars on there, but I sit on a wheelie stool when doing things under the cars and it is very comfortable. Stacking cars isn't impossible, either. I can easily get my STi under my Mustang and vice versa and also have no problem getting my wife's Corolla under either of them. That said, if I had my way, I'd have at minimum 11 foot, ideally 12.5' ceilings.

Who has the lowest prices on bendpack lifts I'm looking for a 2 and 4 post lift?

Bendpak has a fixed pricing structure so where you choose to purchase from should be more about if you have a distributor nearby that will be easy to work with, and if that distributor incentivises installations (if you don't want to do it yourself).
