A lot of very good advice posted already. Personally, way too much carpet = potential big flooring expense. For the right person this would be a nice pickup. Too many negatives for many, though. At the bear minimum you should get a very thorough inspection of this property before committing to it. JMO.

The inside can all be changed pretty easy. Coming from vegas are you ready for all the outdoor upkeep. I guess being retired you may be looking for something to do so it should keep you busy. If you don’t like land upkeep you should think about all that land.

I didn't even think of the move from Vegas to NY.
I'm assuming the OP knows the area though? Big change in weather, just for one.

I grew up in these parts. With all the trees I'm not sure there's much maintenance other than the leaves in fall. The 5 acres is predominantly wooded. The drawback might be the lack of natural light when the trees are fully leaved.

I left Vegas last June. Good riddance. I'm renting a townhouse in the area now. It's only about 15 minutes from me.

Attractive house! As others stated, have it inspected by someone who knows that type construction. I would like to think you could get more for your money (especially land) as you stated it's cheaper in WNY. I think better deals are just around the corner.

Yes, it is. The taxes, I mean. Yet it's amazing how much the taxes can vary from town to town even within the same county. Homes of equal value can have a tax difference of nearly 50% in some cases.

Real estate in Western NY is very affordable.

That comes as a surprise to me… Figured nice property in NY would be out of control expensive. That is a very nice spot.

Those property taxes are insane even by NY standards. I pay about half that for 7+ acres in Saratoga County.

Move closer to me so you can watch my twins. Yes, they do bite.
It's like I had stated earlier inre to the taxes being different depending on where you live within the county.

The table below shows the rates in my county. I live in the village of Webster where the rates are the highest at 17.8%. But I can drive 20 minutes to Henrietta where it is 8.2%. The towns of Brighton and Penfield border each other and the former is 13.3% and the latter is 9.1%. So your neighbor across the street might be paying way more or less.

That’s nuts. Those fluctuations WITHIN the same county are wild to say the least.

You’ve worked hard all your life so I hope you find the house, property and taxes that fit your budget.

Upstate, NY really is a beautiful place to live if you stay out of the blue shit holes.

Can you throw a chicken coup on the land and get a break? Or any low maintenance animal. Maybe to cold for all that shit up there I don’t know.
