A car wash is the easiest.

sure, if you can get a commerical loan for about $2M to close on one. Same thing with storage units. You need a crap ton of capital to even get started.

the best passive income is dividend stocks but the yields are so low its not going to move the needle on your income at all. $100k invested you'll be lucky to get $300 per month in dividends. You need to be rich already to make money LOL

We were in Vegas when I was getting an award a couple of years ago. We stayed at the Resorts World Las Vegas, and my wife had never really gambled before. So I handed her $100 cash. She came back about 45 minutes later and said she won $18! I told her good job! She handed me her cash out receipt for $18.

"No honey, you lost $82."

My aunt and uncle have over 700 storage units that they rent out at 3 different locations. They're always at 90%+ capacity. 75% of the units don't get opened more than once a year.

It's absolutely ridiculous to rent them. If it doesn't fit in your house, you DON'T NEED IT.

I have one friend who owns several sites, and another who manages another large one. There's a woman who has rented a 10x20 since 1997. The only thing valuable enough to store that long has to be her husband.

The friend who owns several sites also has some warehouses, all inherited. He brings in about $400k/mo.

Also, parking lots > car washes.

Agreed on all of the above. Car washes are nice because it's mostly cash...but charging for space with no equipment to break is a better deal.

My Dad is pretty much retired after selling the winery building (he still orders stuff for customers but it's only a couple of hours a week really) and started building (having them built really) the Ice vending machines that are small standalone buildings. I need to call him and ask if his first couple are up and running yet, I think they were still under construction last month.

Those and storage units are everywhere here. People have been complaining about the amount they're building.

Pretty sure my client bought out a carwash chain out there and is building more as we speak lol.
SW Florida was too far for me to take on the jobs.

DOT inspections for commercial fleets starting this month. Well.. May

I do it whenever I want , for whoever I want… once a year. Take care of fleets with DOT vehicles. They call and tell me the month they expire. And I just come out check out the vehicles, and see if they will pass or fail
They don't allow that here in Maine.
To do DOT inspections, you have to work at a specific shop and can only do those inspections at that shop.
You change jobs and you have to apply to have your License switched over to the new shop. No outside inspections allowed. The vehicle has to come to a shop that has certified inspectors. No remote inspections allowed.
This is what happens when you live in close proximity to Canada, the French Canadian part of that Socialist hellhole.

Not entirely passive, but we have a lake front home that we list on Air BnB and rent out. We (meaning 98% my wife) handle the cleaning and set up, no 3rd party involved in the management.

It could be rented more, and we could charge more, but we have built a pretty solid repeat client base that we know will be courteous to our home and the neighbors there.

Just dividend stocks. Doesn't bring in much per year and it's all reinvested to build "compound interest" over the next 20 years
