Being the Government stopped putting money in the housing market, rates have been on the rise for the last 3-4 weeks.

Good luck, but last I looked at it (a couple weeks ago) rates were 4.2-4.5%.
That was with Chase bank.

Can't tell you the best place to get a loan, but i can tell you that rates are near-as-makes-no-difference a full percentage point higher than when I refi'ed in April.

You should have done this two months ago. Their at about 5-5.25% right now.

To answer your question the best I've seen is from Wells Fargo right now, a client of mine just got 4.50%.

Truliant offered us 3.625 a year ago. It's not 3.625 for 15 year/fixed and 4 for 30 year/fixed. 2-3 months ago it was .75 percentage points lower for each respectively.

Wish I could refin, but our house loan amount and value are almost equal. Add in closing costs to refin and we would be losing money. 5% and we'll be at that rate till we sell.

I work for a mortgage company and today our rates are: 4.125 for 30yr fixed, 3.25 for 15 fixed and those are the more popular. If you want some more information shoot me a pm and Ill see what I can help you with.

Rates this time of year go up just like gas prices. In the fall they will be in the mid-high 3s for a 30 yr fixed again.

Yeah, rates have been steadily going up the last couple weeks. I was lucky and locked in at %4.5 for 30 years fixed. That includes a $4,500 lender credit to cover closing costs, and pre-paid escrow costs. The beauty is I will even get a check back for the money have sitting in escrow now. Gotta love the FHA streamline refinance (that is if you qualify).
