Its coming down to Texas or AZ for us. Unfortunately (or fortunately) we find ourselves in the unique position of housesitting mortgage/rent free for a family member for the next 9 months to a year.

The $$$ from the sale of my house is burning a hole in my pocket, though-i want out of CA badly. Soon enough, soon enough.
Did you do a 1031 for the property you sold?

Year after year the power company and co-ops submitted to build new power plants. LOL, ya can't blame Republican's for the state refusing to allow permits to build.

There might be one new plant coming on line in Cali in like 3 years. Almost no coal plants, and one (1) nuke plant. They have been importing power for many years.

In my estimation it can't happen to a more deserving state and populous since they seem to prioritize feel good approaches rather than logic. What happens with their electric cars? Maybe a group purchase of duracell or energizer?

No Cali will literally run out of agents as they'll all be arrested and put in jail with these other states. One person did say they might tell the so called target never return to Cali as there is going to be a set of handcuffs for them, either way Cali is screwed 7 ways to Sunday and no way out and this is just down right desperation.

EXACTLY my own reaction when I read this story! :rolleyes: And many moons ago I wondered out loud how the U.S. can possibly build an electric grid large enough to satisfy the increased electrical needs over time, as it shifts to EVs and increased use of electricity over fossil fuel. And, a grid that can handle extreme drains during the heat extremes.

I wasn’t sure if it was a rental property, but as your primary residence, you’re set.
To be honest, i have kicked the idea around for many many years but always knew in the back of my mind that i was leaving cali and didnt want to deal with anything here upon my exodus.

It turned out to be a good move, as i have friends and family that are dealing with non paying tenants with no end in sight as the ‘cannot evict’ law has been put in place here.

Total shitshow for them as they cannot even sell thier occupied rental properties due to it without severe reprocussions.

Overall, im happy as hell to be totally liquid with seemingly endless options, including the possibility of purchasing rental properties once i research and fully understand the laws in regards to taxation, tenant/owner rights, and everything in between. I absolutely cannot wait to leave Cali.

Follow the river. All up and down the Rio Grande the flavors are the best Mexican style food around. I'm all the way at the headwaters and Carne Asada, Adobada, Pastor, Barabacoa are delish.

Some of the best geography on the planet, make a small fortune in real estate just owning a home over time, get paid obscene amounts of money to work from my recliner, look to my left and see TONS of deer, bobcats, foxes- and dozens of other cool animals in my backyard, great weather for the most part, no crime in my neighborhood in 20 years, expensive enough to keep the riffraff out. Shall I go on?

We have rolling blackouts for the first time in 19 years. It'll be over next week. Shall we review the recent developments in MN and guess on how long it'll take to get that shit show straightened out?

I'm sitting here in a beachfront condo in Pacific Beach for the week escaping the Phoenix heat. Good God almighty, the cameltoe-licious booty is just a non stop parade. But not enough to make it worth living here.

I lived on Emerald for many years in my mid 20’s to early 30’s and yes, it is one gigantic smokeshow scene literally every day. I’ve always stressed to friends and family that IF you are moving here, living in PB is a must-even if its only for a year. It needs to be experienced.

Basically a nonstop party. I’ve had MANY lift sessions thrown off the rails because of all the sizzling booty running around the PB 24 hour fitness.
