Hey Fellas,

After talking to a few members we thought it would be cool to start a Flip Thread. Basically whether you are flipping house's, car's, whatever post it up. I think we could all learn from and help out other members with our flips and experiences. For example I know next to nothing about flipping cars, but know a good deal about flipping houses.

So here we go. Post up what you got!


I got the keys to this house on 4/25/14. I bought it in this condition:

We are almost done with it, with minor details left. I expect to put it on the market "officially" on Sunday. I have it pending as of now but the buyer might not work out. I'll post up pictures when it's finished later in the week.

I wanted to create this thread for people can learn not just "show off" what they are doing. I would like to know how you did it as well! So here's how I did it.

Bought this house via Short Sale (owner was losing the home and cut a deal with the bank) bought it at $257,000 and put about $29,000 total into it. I am putting it on the market for $365,000. (I'll provide a link to a public website later in the week). I am a Realtor so I look up deals daily versus someone not in the business, you will need to find a agent willing to fish for you.

Purchase: $257,000 (no financing costs on this one)
Repairs: $29,000 (new electrical, plumbing, restroom(s), kitchen, paint, doors, etc)
ARV $ 365,000 (I have it in escrow however might put it back on the market)
Minus Real Estate Fees $ 18,000
Closing Costs $ 8,000
Gross profit $53,000 (not net because of taxes)

Also, it might be less in case buyer request closing costs. In many cases we will finance the homes to spread our capital so you would have to calculate financing costs which would have been around $20k alone.

Hope this gives you guys an idea of what actually goes into flipping a house. It's also not all win, I lost $18,000 on one earlier this year.

You definitely did a great job cleaning/fixing it up. Hopefully you get what you're asking and make some money.

LOL I had a feeling a few of our out of state members would react that way. To me it's the norm, because that's what it is here but I can imagine some of you would go crazy living in such a confined space. You get tired of the congestion after awhile though, I have my eye set on Colorado once I'm more established.

I flip but on a much cheaper scale. I try to do 4 a month for my super secret savings account that pays for things not related to the wife of kids. I wish I had the cash to be flipping houses right now....there are a ton of short sales and foreclosures to be had and the market I'm in has been pretty well insulated from the crash.

Bought : $1,500
Repairs : $3.26 for a shifter cable linkage bushing.
Sold : $2,200
Profit : $696.74
Tax : $0

Very nice! You do 4 a month so that's a pretty good turnover! Where do you live that is isolated from the market? I know Chicago is getting hit hard right now with investors in the city. I think lofts and stuff is the new thing..too much for me to jump into.

I live in suburbia outside of Albany, NY. Home prices have only dipped about 6% since the crash and are now on the rise pretty steadily and have been for a few years. There is new construction everywhere, AMD built a big facility about 7 miles north of Albany and now there is a HUGE casino project in the works....this area has seen some effects from the bad economic times but certainly not as bad as many areas of the country.

I completely understand things cost more in different parts of the country, but I still have a hard time wrapping my mind around a house like that pulling that kind of coin.

That's like a 55k house here, and that's when it's all cleaned up.
By next summer i hope to be starting to flip cars

Correct me if I'm wrong, but land in the LA area is very expensive.
